We tendered the full scope of repairs and structured it so it can flex with the funding available.

Horton Kirby began as a standard Quinquennial Inspection. The parish then committed to completing all the recommended works within the five-year window, and we turned the inspection findings into a single, deliverable programme.

Rather than fix a budget upfront, we tendered the full scope of works and priced the lower-priority repointing separately, below the line. If grant funding falls short, that element can be reduced without reopening or re-pricing the rest of the programme. We ran the whole tender process on the church's behalf: drawing on experienced heritage contractors, arranging site visits, handling queries, analysing the returns and recommending the lowest compliant tender.

Two elements called for particular care:

• The boiler room had been sealed against asbestos years ago with a low-cost cap that has since begun to fail; we drilled a trial hole to establish contamination levels ahead of proper remediation or removal.

• The spiral stone staircase to the bell tower is worn too deeply for a conventional timber tread overlay, so we designed a bespoke timber structure to sit over the stone, protecting the historic steps while making the tower safely accessible.
